HOW TO INSPECTYOUR ROOF

According to the National Roofing Contractors Association (NRCA), you should inspect your roof at least twice a year – once in the spring and once in the fall. But when it comes to inspecting your roof, many homeowners wonder where they should start.

INTERIOR CHECK

The best place to begin is inside your house, specifically your attic. Here are four things to look for on your attic ceiling: Dark spots and/or trails,

signs of water damage and/or leaking, sagging along the roof deck, places where outside light is showing through.

EXTERIOR CHECK

You’ll also need to check the exterior of your roof. When you do, look for things like damaged flashing, curling, blistering, rotting, buckling, and mold or algae growth (which looks like dark or greenish stains and is usually found in humid climates).

IS IT TIME TO REPLACE YOUR ROOF?

After 10 years or so, your roof has been through a lot and it’s recommended that you replace it. There are other factors, however, that can call for a roof replacement including leaks, missing shingles, rotting, mold, and more.

The first clue is the age of your roof. If it’s been 10 years since you’ve had a new roof, it’s probably past its prime. Other signs for a roof replacement are: ceiling spots, missing shingles, missing granules, buckling, curling, splitting, blistering, etc.

Note: It’s important to let a roofing professional inspect your roof, as they are better equipped and more knowledgeable about your potential roofing needs.

WHAT YOU NEED TO KNOW

What’s the Importance of a Good Roof?

PROTECTION. VALUE. ENERGY EFFICIENCY

Your roof stands between the interior of your home and the exterior world. If it’s in good shape, your roof serves as a barrier against snow, hail, rain, ice, branches, and debris. Even a small leak in the roof line can cause large-scale water problems across major home systems.

Home Value
A good roof enhances your home’s curb appeal, one factor in home value.

Energy Efficiency
When you have a structurally sound roof, proper ventilation, and sufficient attic insulation, your home will experience fewer air leaks. You’ll be more comfortable with the air conditioner at a higher temperature, and you’ll see lower heating and cooling bills.
